Arden-Arcade has been fully built out for over 60 years. The streets carry the names of Industrial-Revolution inventors - Watt, Edison, Marconi - and the homes behind them range from compact Arden Manor ranches to Wilhaggin estates to architecturally significant Streng Brothers moderns.
That range is the whole challenge. A 1962 ranch with one central return, a flat-roof Streng with radiant heat and no ducts, and a riverfront estate each need a different answer - and the same hard SSWD water and 140°F attics work against all of them.
What's Actually Heating Your Mid-Century Home?
Arden-Arcade homes heat in ways newer suburbs don't - some have no ductwork at all. Knowing what you've got is the first step to adding or upgrading cooling. Pick what matches yours.
The most common Arden-Arcade ranch setup - a furnace pushing warm air through ducts, often original sheet metal or older flex in a 130–140°F attic or crawl space.
Usually straightforward: your existing ducts can carry cooling too, so we add or replace the AC and tie into them - after sealing the leaks.
A right-sized AC or heat pump on the existing ducts, with HERS-verified Title 24 duct sealing so you’re not cooling the attic.
A Streng Brothers Home Is Not a Standard Ranch.
Arden-Arcade holds the area's signature concentration of Streng Brothers / Carter Sparks moderns - the 150-home Wilhaggin tract and the Evergreen Commons cluster among them. Their flat rooflines, walls of glass, and original radiant heat make them beautiful and genuinely tricky to service.
A tech who hasn't worked one will undersize for the solar gain, fight the cramped roof cavity, or miss that there's no duct path at all. We size and install with the architecture in mind.
Flat rooflines, no attic room
Minimal roof cavity means standard duct routing doesn't fit. We plan equipment placement around the architecture.
Original radiant, no ducts
Many early Strengs heat from the floor or ceiling. Adding AC means ductless or a purpose-built duct plan - not a generic swap.
Walls of glass, big solar gain
Floor-to-ceiling glazing throws off generic sizing charts. We run a real load calculation so the system isn't undersized.

Decades-old equipment, hard SSWD water, original ductwork, and mid-century airflow design that no longer matches how people live.
Cracked heat exchangers (a safety issue)
Many furnaces here date to the 1980s–90s first replacement and are now 30–45 years old. Aging heat exchangers crack - a carbon-monoxide risk that requires a red-tag and replacement under code.
SSWD hard water (123 ppm) scales coils
Most of Arden-Arcade is on Sacramento Suburban Water District groundwater, which SSWD itself flags as hard. Scale chokes the evaporator coil and clogs condensate drains.
Original sheet-metal & early flex duct
Some homes still run 1950s–60s sheet-metal ducts (occasionally with asbestos tape at joints); others have 40–55-year-old flex. Both leak badly and fail the 5% Title 24 standard.
One central return, uneven comfort
Mid-century ranches were built with a single central return. Add a remodel or a big west-facing window and that one return can't keep rooms even - the most under-diagnosed complaint here.
