The Air Conditioner Is Only Half of What You Are Buying.
Houses in 95660 run a median build year of 1971, and plenty are older than that. Their service panels were sized for a refrigerator, a television and a wall heater. Find the amperage printed on your main breaker and see where you stand before anyone quotes you a system.
Census figures for the North Highlands CDP, population 49,327. Median year built 1971. Close to half of every street here is somebody's rental, which is why turnaround time matters as much as price.
What is on your main breaker?
Open the panel door and read the number stamped on the big breaker at the top. Enter it below.
A starting point, not a load calculation. If the panel is the constraint, we will tell you on the first visit rather than after the deposit.
What Sixty-Year-Old Houses Actually Call Us About
Some of these are equipment problems and some of them are wiring problems wearing an equipment costume. Telling them apart before quoting is most of the job.
The AC quote doubled after somebody looked in the garage
Why: the original service is 60 to 100 amps and cannot carry a condenser on top of what is already there. The upgrade is real, it is code, and it is $3,000 to $5,000 of electrician work.
Our fix: we open the panel on visit one. You get both numbers up front, or you get told the job is not worth doing yet.
The swamp cooler quits keeping up in August
Why: evaporative cooling can only pull air 15 to 25 degrees below outside, and it loses ground as humidity climbs. At 108 that is not enough, and no amount of servicing changes the physics.
Our fix: we price a conversion honestly against a rebuild, including the 240V circuit and the ducting, and let you pick.
The floor furnace stopped lighting
Why: these were built for a 30 to 40 year life and most are past 55. Thermocouples and blowers wear out; heat exchangers corrode, which is a different order of problem.
Our fix: we test the exchanger before recommending anything. Repairable gets repaired. Cracked gets shut off, because that is carbon monoxide, not comfort.
New system, old bills, house still uneven
Why: the equipment was replaced but the ductwork was not. Retrofit runs added decades after the house was framed leak at the joints, and the insulation above them is thin or absent.
Our fix: sealing and insulation first, typically $1,500 to $3,000, before anybody talks about a bigger unit.
Window units carrying the whole house
Why: a window unit is sized for one room, so three of them running flat out still leave the hallway and the far bedrooms hot while the meter spins.
Our fix: often a ductless head or two rather than a full central system, which sidesteps both the ducting and a good deal of the electrical work.
Unit found broken the week a tenant moves in
Why: nobody ran the system for the two months the place sat empty, so the failure surfaces on the worst possible date rather than in April.
Our fix: a straight answer on whether it can be done before the move-in date, early enough that you can plan around it if it cannot.

The stretches of North Highlands we are in most weeks:
Two Things That Cost Us Work to Say
Both of these have talked customers out of buying something. We would still rather say them.
A panel upgrade is electrical work, so that part is an electrician's quote and an electrician's money, not ours. We have no reason to mention it early except that finding out afterwards is how a $10,000 project turns into a $15,000 one nobody planned for.
If the ducting would need rebuilding and the service is 60 amp, a full conversion is a five-figure project for a house that may not be worth that yet. A serviced cooler for the bulk of the summer plus one ductless head in the bedroom often buys more comfort per dollar. We will show you both sets of numbers.
The Vacancy Window Is the Cheapest Window You Get
Close to half the houses in 95660 are tenant-occupied, and an empty unit is the only time an HVAC system can be opened up without working around somebody's evening. It is also the only time a duct rebuild or a panel-limited install can be scheduled properly instead of squeezed.
Run the system for an afternoon before the listing goes up. A failure found in a vacant house on a Tuesday in March is a repair. The same failure found the Friday before a move-in is a crisis with a premium attached.

The Practical Details for 95660
Watt Avenue carries around 39,000 vehicles a day through here and Elkhorn Boulevard around 22,000, with Don Julio and Roseville Road feeding off both. We plan around the school-run hours rather than through them.
SMUD for electricity and PG&E for gas, which means two bills and a real decision when you are weighing a furnace against a heat pump. Water varies by address here. We file SMUD rebate paperwork ourselves.
North Highlands is unincorporated, so equipment changeouts permit through Sacramento County Building Services rather than a city counter. A panel upgrade is a separate electrical permit. We handle the mechanical one.
